Process step by step:
1: An agreement is a legal arrangement between a potential purchaser and the property’s seller. A deposit will be held in escrow.
2: A title company will be selected as a closing agent. Researching the complete history of the property to ensure a free and clear title by the date of closing.
3: Consulting an attorney or tax advisor on the best way to decide how to hold title. There are several different methods of holding title of which have different legal, estate and tax implications. This is especially important when selling or upon death of the title holder.
4: When your offer is accepted by the seller, you will need to have a licensed property inspector inspect the property within the time frame that was agreed upon in the effective contract to purchase.
5: If the agreement is conditional upon financing, then you will be working with your lender, and they will then have the property appraised by a licensed appraiser determining the value of the real estate.
6. You will be required by your lender to purchase a certain amount of insurance on the property.
7: Getting ready to close your loan. This is the step where the house becomes yours officially, you are a homeowner.
